House renovation in Ibiza

An old Ibizan house is not renovated like an apartment. Walls are stone, beams are timber, damp rises through the walls and the licence may depend on whether the land is rural or urban.

We renovate houses across Ibiza keeping what deserves to stay — stone, beams, lime, orientation — and replacing what no longer works: installations, insulation, windows and layout.

What we check before quoting

In an old house, the budget depends on what appears once walls are opened. We carry out a technical visit with measurements and a review of structure, roof, damp and installations before giving a serious range.

  • Condition of walls, beams and floors.
  • Roof, gutters and water ingress.
  • Rising damp and salt damage.
  • Installations and utility connections.
  • Planning status and heritage protection.
  • Access for materials and machinery.
02

Keeping the character

Stone walls and sabina beams are part of the value of the house. They can be recovered, but they need reinforcement and compatible materials. Cement renders and plastic waterproofing can trap moisture and damage the stone.

We work with lime mortars, breathable insulation and joinery that respects the original openings.

03

Rural land and permits

Many houses in Sant Joan, Sant Josep and Santa Eulària sit on rural land. Extensions or changes of use may require authorisation from the Consell as well as the local council. Timelines are longer and the scope is narrower.

04

The outside matters too

Porches, pergolas, pools, irrigation and boundary walls are part of the renovation. Coordinating them with the interior work avoids damaging the garden twice and leaving services exposed.

How much does a house renovation cost in Ibiza?
Between €750 and €1,300/m² for a full renovation. Old country houses with damp or structural issues can exceed that range.
Can you renovate a house on rural land?
Yes, within the planning rules. Rehabilitating the existing dwelling is usually allowed; extensions and changes of use need Consell approval.
Do you have to remove the original stone?
No. It can be kept and restored. We only intervene where there is structural risk or serious damp, using compatible materials.
How long does it take?
Twelve to twenty-four weeks of construction, plus permits. A country house with roof, structure and exterior works can take eight to ten months.
